A curated design narrative for a 280 sqm show apartment within one of Paris’s most prestigious serviced residences.
Within an exquisite 1930s residence in Paris’s 16ᵗʰ arrondissement, La Collection by Junot Fine Properties – Signature represents a new expression of refined urban living, a series of single serviced residences developed by Ardian that blend privacy, architecture and hotel-level comfort.

Luxoria Interiors was commissioned to conceive and realise the showapartment for this prestigious address, crafting a complete design narrative that defines the spirit of La Collection. The studio’s work extended beyond furnishing and lighting to include concept development, art direction, curation, spatial flow and colour theory, resulting in an interior that captures the essence of contemporary Parisian elegance.

Occupying 280 m², the apartment offers four ensuite bedrooms, an additional guest bathroom, two balconies, a home office and a generous gallery entrance. Architectural details including 320 cm ceilings, ornate cornices and original mouldings provided the foundation for a design that merges classical proportion with modern restraint. The apartment’s framed views of the Eiffel Tower were treated as a natural focal point, influencing both the rhythm of the rooms and the choreography of light throughout the day.

The material language is timeless yet expressive. Warm wood tones and soft neutrals create a tranquil canvas, lifted by deep greens and marine blues that guide the eye across the interior. Luxoria collaborated with Porada for key furniture pieces, selected for their sculptural presence and artisanal quality, perfectly suited to the building’s 1930s character. The entrance gallery, anchored by a handcrafted centre table and a curated artwork from GLD Gallery, sets the tone for the residence — sophisticated, composed and distinctly Parisian.

Lighting design was treated as a key narrative element, orchestrating mood and flow across each space. Architectural layers and decorative statements from Maison Charles were combined to create a dialogue between illumination and material. The result is an adaptable environment: soft ambient lighting for evenings, directional lighting for art and architectural highlights, and functional precision for working and dining areas.

Luxoria’s curation extended to tactile finishes and fine detailing. Lit National supplied bespoke mattresses, complemented by Heirlooms British linens to elevate comfort and craftsmanship. Bathrooms were intentionally left untouched to maintain design continuity with the developer’s renovation.

The completed show apartment stands as a carefully composed study in modern Parisian refinement — a dialogue between architecture, proportion and narrative design. Luxoria’s intervention enhances not only the apartment’s atmosphere but also the overall identity of La Collection, reinforcing the connection between luxury, authenticity and place.
